Swimming ponds start from £45,000, natural pools and living pools from £80,000, and wildlife ponds from £12,000, excluding VAT. Wildlife ponds are not designed for swimming. These are guide starting prices; the pool size, access, ground conditions and agreed finishes determine the quotation for your garden.

The Broads Authority is the local planning authority within its executive area. Check the exact property boundary rather than rely on the nearest town or a Broads address. A natural pool is not automatically exempt from planning requirements, so the proposal and any restrictions should be discussed with the appropriate authority before construction.

A holiday let or other property used by paying guests requires a separate brief covering its intended use, safety, operation and maintenance; we would not treat it as an ordinary domestic installation.
